Coral Ridge Is Really Three Neighborhoods. Buyers Keep Paying for the Wrong One.

MPH Team·August 17, 2026

Coral Ridge gets sold as one address, and it is not one address. East of Bayview Drive you get Intracoastal-side canals with direct ocean access and no fixed bridges. West of Bayview you get the Middle River, which sits behind the fixed bridge at Sunrise Boulevard, so a lot of boats simply cannot leave. Then there is the dry-lot inventory, which trades on schools and streets rather than water. Same neighborhood name, three completely different products, and the price you should pay is different for each one.

The line that actually matters runs down Bayview Drive

If you are shopping Coral Ridge for boating, the first question is not the dock length, it is which side of Bayview Drive the house sits on. Homes on the east side generally back up to canals feeding the Intracoastal Waterway with no fixed bridge between the dock and the ocean. Homes on the west side face the Middle River, and the Sunrise Boulevard fixed bridge sits between that water and open water. Plenty of Middle River homes are lovely and well priced. They are just not a big-boat address, and anyone paying an ocean-access premium for one is paying for something they do not own.

Ask for the vertical clearance in writing, not in a listing remark

We will not publish a clearance number here, because the public sources disagree with each other on what the Sunrise Boulevard bridge actually gives you. That is exactly the point. Before you write an offer on any Middle River home with boating in mind, get the clearance confirmed for that specific bridge and your specific vessel, in writing, from a source you can hold someone to. Listing copy that says water access is not a survey and it is not a clearance certificate.

Coral Ridge and Coral Ridge Country Club Estates are not the same neighborhood

The City of Fort Lauderdale lists Coral Ridge Civic Association and Coral Ridge Country Club Estates as separate neighborhood associations, and its GIS neighborhood layer shows them as separate boundaries. CRCCE sits north of Oakland Park Boulevard. Coral Ridge proper sits between Sunrise and Oakland Park. Search portals blur the two constantly, which means comparable sales get pulled across a boundary that residents treat as real. If your agent hands you comps from both, ask why.

The security patrol is a real, funded line item, not a marketing line

CRCCE funds a private security patrol staffed by off-duty Fort Lauderdale police officers in uniform and city vehicles. At the association's April 2024 annual meeting the patrol program reported 256 member households and an account balance of $95,228.34, and the board reviewed installing six license plate reader cameras. Annual association membership was listed at $550. That is a neighborhood paying out of pocket for coverage on top of city service, which tells you two things: residents organize well, and the area is worth checking crime trends on before you fall in love with a house.

Schools are part of the price, and you should know the boundary

Bayview Elementary serves the Coral Ridge, Sunrise Intracoastal, and beach areas of Fort Lauderdale, with enrollment around 572 students per the school's most recent published improvement plan summary. The school is a genuine driver of demand here, which is exactly why you should confirm the assigned boundary for the specific address rather than trusting a portal field. School attendance zones move. Listing data does not always move with them.

What to verify before you write the offer

  • Which side of Bayview Drive, and whether the route to open water crosses a fixed bridge
  • Written bridge clearance for your vessel, from an authoritative source
  • Whether the property sits in Coral Ridge or Coral Ridge Country Club Estates, and which comps were used
  • Seawall condition and permitted dock length, not just what is built
  • Current flood and wind insurance quotes for that exact structure, before contract
  • The assigned school boundary confirmed with the district, not the listing

Our take

The reason we like Coral Ridge is the reason it confuses people. It has genuine deep-water product, genuine family-street product, and a mid-tier that gets mispriced in both directions because the name carries all three. Sellers on the east side routinely underplay what no-fixed-bridge access is worth. Sellers on the west side sometimes reach for it. If you are thinking about buying or selling here, I would rather walk the specific block with you and price the specific water than argue about a neighborhood average. Call me and we will look at your address honestly.
