Every month, Lourdes breaks down what's really happening in the Fort Lauderdale housing market. This month she paired the numbers with a real story: a brand-new construction home on the Intracoastal in Coral Ridge that had been sitting on the market before our team took it on. On day 182, it sold.

Here's what the market looks like right now for homes between $5 and $10 million, and the exact plan that got this home to the closing table.

The $5M to $10M Market at a Glance
Through September 30, here's where Fort Lauderdale's upper-luxury segment stands:
- 52 homes sold between $5 and $10 million.
- Months of supply is 14.6, down from 20 a year ago.
- 64% of buyers in this price range paid cash.
What months of supply really tells you
Months of supply estimates how long it would take to sell every home currently listed at today's pace of sales. A drop from 20 months to 14.6 means inventory is moving faster than it was a year ago. It's still a market where buyers have choices, though, so pricing and presentation matter a lot.
Cash is still king at this level
Nearly two out of three buyers in this range paid cash. For sellers, that often means fewer financing hurdles once a deal is in place. For buyers, it means competing well takes more than a strong offer price. Terms, timing, and preparation all count.
Waterfront in East Fort Lauderdale
On the water in East Fort Lauderdale, 57 homes are on the market and 42 have sold year to date. In the video, Lourdes also covers waterfront months of supply and how non-waterfront homes compare.
How We Sold a Coral Ridge Intracoastal Home in 182 Days
This was new construction on the Intracoastal, and it had already spent time on the market before we were brought in. Lourdes credits four things with getting it sold: the price, the content, the distribution, and the negotiations.
1. Showing it in person, over and over
We hosted 23 open houses and 16 private showings. For a home that has already sat on the market, getting real buyers and agents through the door consistently is how you build momentum and gather honest feedback.
2. Content that tells the home's story
We produced three long-form YouTube videos on the property. Long-form video lets buyers take their time with the layout, the finishes, and the water views before they ever book a showing.
3. Distribution that reaches the right buyers
A beautiful video means very little if the right buyers never see it. So we put this home in front of buyers locally, nationally, and internationally through:
- Paid social advertising and Compass's reach
- A Compass curated email newsletter
- Zillow Showcase
- A digital neighborhood brochure
- Print magazine advertising
- AI tools to help promote the home
4. Pricing and negotiation
Lourdes closes the video with the three ways to price a home and how pricing works together with negotiation to get a deal done.
What This Means for You
If you're a homeowner thinking about selling in the $5M to $10M range, the market is moving faster than it was last year, but buyers are still selective. A clear pricing strategy and a marketing plan that goes well beyond the MLS can be the difference between sitting and selling.
If you're a builder or developer with new construction on the water, this sale shows that even a home that has lingered can sell with the right mix of exposure, content, and negotiation.
If you're a buyer, more inventory moving through the market means opportunity. Just be ready for strong cash competition at this level.
