Three Organizations Share the Harbor Beach Name. One of Them Belongs to a Hotel.
Three organizations carry the Harbor Beach name in Fort Lauderdale, and joining one does not join the others. Two are private clubs, and one of those belongs to a resort.
The Residents' Association Publishes Less Than You Would Expect
The association's own site is harborbeach.org. Its footer names the Harbor Beach Board at 2675 Harbor Beach Parkway. The page says the neighborhood self-funds its amenities through resident associations. Note the plural.
On security, the page says it aims to expand services. That expansion depends on more residents becoming dues paying members. It does not say how many already are.
The page publishes no dues figure. It does not say whether membership is required of every home. We are not going to print a dues number we did not read. Ask for the governing documents instead.
The Surf Club Is a Separate Private Club
Harbor Beach Surf Club, Inc. describes itself as a private beach club in Fort Lauderdale. Its own page gives a founding year of 1942. The same page says the facilities "are for the exclusive use of its members."
The club sits inside the Harbor Beach neighborhood. It is not the residents' association. Its page publishes no dues and no application process.
The Club at Harbor Beach Is the Resort's
The third organization is the resort's own. Its page calls it the private membership club at the Harbor Beach Marriott Resort & Spa. It gives its address as 3030 Holiday Drive. It gives its membership phone as 954.765.3022.
Here is the detail that catches people. That club runs a children's area it calls the Surf Club, for ages 5 and up. It is not the Harbor Beach Surf Club. Two shared words, two different organizations.
What to Ask Before You Make an Offer
These are the details worth having before you make an offer:
- Which of the three organizations the home is tied to, in writing.
- Whether association membership and dues come with the home or are joined separately.
- What the current dues are, from the association itself, with the date on the figure.
- Whether a club membership transfers with the home or ends at closing.
Why This Matters More in Fort Lauderdale
Lourdes Maestres has spent 17 years selling luxury real estate in Fort Lauderdale. She has watched buyers assume one name means one membership. In Harbor Beach it means three.
The buyers who get surprised are rarely the ones who never asked about the clubs. They are the ones who asked about the beach and assumed the answer covered all of it.
