Your Insurance Bill Might Be Costing You the Sale, Here's the Fix

Lourdes Maestres·July 13, 2026

Fort Lauderdale homeowners pay an average of $17,112 a year for homeowners insurance. That number alone scares off some buyers before they even see your kitchen. But here's what most sellers don't realize: you have more control over that number than you think, and fixing it before you list can be the difference between a buyer falling in love with your home and a buyer doing math in their head at your open house.

The Number Nobody Explains Until It's Too Late

Insurance in this market isn't one flat rate. A home five blocks from the ocean can cost three times what the same home costs eight miles inland in Plantation. Distance from saltwater is the single biggest line item on your policy. If you're selling waterfront or near the Intracoastal, buyers are budgeting somewhere around $12,000 to $25,000 a year for homeowners, windstorm, and flood coverage combined. Non-waterfront homes in east Fort Lauderdale usually land closer to $6,000 to $10,000. Buyers know these ranges now. They're asking about them at showings. If you don't have an answer ready, that's a hesitation you didn't need to create.

The $150 Move That Actually Pays Off

A wind mitigation inspection costs around $150 and typically saves a homeowner $400 to $1,500 a year on premiums. It documents things like hurricane shutters, impact windows, your roof shape, and how your roof deck is attached each one earns a credit that can cut 20% to 45% off the windstorm portion of your bill. Most sellers don't have one of these reports sitting around. The ones who do are handing buyers an instant, real number instead of a guess, and that's exactly the kind of clarity that keeps a deal moving instead of stalling out during due diligence.

Good Timing, For Once

There's actual momentum working in your favor right now. Citizens Property Insurance is rolling out an average 8.7% rate reduction statewide for 2026, and Broward County specifically is looking at a 14.1% cut one of the largest drops anywhere in the state. That's real relief hitting policies this year, and it means the insurance conversation with buyers is less scary than it's been in years. Pair that improving backdrop with your own wind mitigation report, and you're walking into showings with a much stronger story than 'insurance here is expensive, good luck.'

Do This Before You List, Not After You Get an Offer

Get the wind mitigation inspection done and shop your policy before your first showing, not after you're already under contract and scrambling. Buyers who see a wind mitigation report on file move faster because their own insurance quote comes back accurate instead of an estimate. Sellers who wait until an appraisal or inspection period forces the issue are negotiating from a weaker spot than they need to be in.
