Fewer Broward Homes Sold in August. More Million-Dollar Homes Did.

Lourdes Maestres·September 18, 2026

In August 2026, Broward County home sales at $1 million and above rose 22.6% year over year, from 208 to 255, while total home sales fell 4.5% to 1,899, according to MIAMI REALTORS + RWorld and BeachesMLS data released September 16, 2026. Single-family sales were flat, the single-family median price rose 4% to $650,000, and the 30-year mortgage rate climbed to 7.17% by September 15. Lourdes Maestres, a Fort Lauderdale luxury real estate expert with 17 years of experience, explains what this split means for sellers and buyers.

The August Numbers at a Glance

  • Total Broward home sales: 1,899, down 4.5% year over year, after 11 straight months of gains
  • Sales at $1M and above: 255, up 22.6% from 208
  • Single-family sales: 1,016, essentially flat from 1,015
  • Condo sales: 883, down 9.3%
  • Single-family median price: $650,000, up 4% from $625,000
  • Total dollar volume: $1.2 billion, up 5.81%

Why the Top of the Market Is Moving While the Rest Slows

Rates are the first piece. Freddie Mac's 30-year fixed rate averaged 6.67% in August and had climbed to 7.17% by September 15. Buyers who rely on financing feel that immediately. MIAMI REALTORS' chief economist expects cash and high-end buyers to drive the market through year-end, with well-priced homes selling quickly. Cash made up 35.9% of Broward closed sales in August, compared with about 27% nationally.

Supply is the second piece. Active single-family listings fell 22.54% year over year, from 5,489 to 4,252, which is 4.1 months of supply. Total active listings were down 17.4%. With fewer choices, a well-priced home gets attention fast.

What It Means If You Are Selling

  • The median single-family home went under contract in 40 days, down from 47 a year ago
  • The median single-family sale closed at 96% of the original list price
  • Condo sellers face a different market: 9.9 months of supply and a median 93% of original list price

Buyers are active where the price is right. The homes that struggle are the ones priced on hope instead of comparable sales.

What It Means If You Are Buying

Single-family homes sit at 4.1 months of supply, which favors sellers, so preparation and speed matter. Condos sit near 9.9 months, which favors buyers, so there is room to negotiate on price and terms.

What This Data Does Not Tell You

These are Broward County figures, not Fort Lauderdale neighborhood figures. The $1M+ count covers all property types. New construction and pre-construction sales are largely not reported to the MLS, so they are not included. This is one month of data, not a forecast. Your home sells on its own street, against its own comparable sales.
